Do you need a property manager?

Property management can be a full-time job—tracking rent payments, handling late fees, dealing with complaints and repairs, preparing properties for new tenants, finding applicants, and managing difficult tenants. One of the biggest advantages of hiring a professional property manager is the ability to avoid legal issues, maintain your property to the highest standards, and keep costs in check. For the past three decades, property management has been at the heart of our professional life. We’ve honed our expertise in areas like Embankment Gardens, Tite Street, Ormonde Gate, and Tedworth Square, working throughout Kensington and Chelsea.

Over the years, I’ve witnessed firsthand how property management has evolved, and I understand what it takes to manage a property effectively—no matter what challenges arise.

While many property management services have risen to success, we believe our experience across the entire spectrum of property management sets us apart. We often step in when things go wrong with other property managers, rebuilding trust and restoring properties to their best condition. Many of our clients come to us through word of mouth after others have failed to deliver, and we pride ourselves on doing whatever it takes to get the job done.

Here are a couple of examples from my reviews that highlight how we build trust and go the extra mile:

  • Mario Zanatti: "Robin carries a family tradition in the real estate industry through his father, Hubert. Congratulations, Robin, on continuing your family's real estate legacy!"

  • Nathan: "I can't recommend Robin enough. He was efficient, professional, friendly, and secured the asking price for my property within 48 hours of going to market. Robin went above and beyond on several occasions, offering invaluable advice over a 12-month period while I decided whether to rent or sell my flat. He also introduced me to great handymen who helped get the flat in excellent condition to sell, at a very reasonable cost."

  • James: "Robin looked after my flat in SW London and rented it out for me from 2004 to 2019 when I returned to live in it. He always found good tenants and resolved any issues quickly. Communication with me (in Australia) was excellent, and payments were always on time."

We offer three levels of property management:

1. Property Management: We manage the rental process, ensuring the property and tenant are well taken care of, maximizing tenant retention and protecting your investment. This service is ideal for properties with tenants on 6-12 month leases.

2. Full Management: We take care of everything—finding tenants, managing service charges, and maintaining the property to ensure it’s in top condition. This service suits long-term rental investments, ensuring redecoration costs and repairs are kept low over time, while maximizing the property’s value.

3. Concierge Service: For high-end properties, we provide a luxury concierge service. We handle everything from stocking the fridge for a family of four to taking cars for MOTs. Our network of trusted contractors—from furniture suppliers to top-tier plumbers, electricians, and craftsmen—ensures your property is always in pristine condition, whether it’s rented out or occupied part-time.

Managing a property is one thing, but when things go wrong, having a property manager with the right communication skills, a strong network of contractors, and the foresight to get things back on track is essential. I’ve earned a reputation as "the man who gets things done" by troubleshooting issues and solving ongoing problems, earning the trust of both landlords and tenants to ensure smooth operations.

How much does all this cost? It may be more affordable than you think. We offer flexible pricing to fit your budget and are committed to building long-term relationships with our clients. Managing your property the right way saves you money, especially as the government continues to affect rental returns. We work to reduce costs at every level and maximize your rental income.
